Short answer: Buy order: Bungalow ($6K at Hustler) to Barn ($25K at Dealer) to Docks Warehouse ($50K at Hoodlum V) to Hyland Manor ($250K after completing Finishing the Job quest). Do NOT buy the Manor until Kingpin rank - the $250K is better spent on automation equipment. The Barn is the best value property in the game.

Bungalow ($6,000) - The First Real Upgrade

Buy this as soon as you have $6K. Located at Ray's Realty (northeast of the burned RV marker). The Bungalow has space for 4 Mixing Stations, 2 shelves, and 5 employees.

Setup priority: 1 loading bay. Use it for OG Kush 4-mix production. 2 Chemists + 2 Handlers + 1 Packer. This covers all your mid-game production needs.

Upgrade trigger: Move to the Barn when you have $25K saved AND your daily Bungalow production maxes out (you are producing more than 4 Mixing Stations can handle).

The Barn ($25,000) - Best Value Property

The Barn is the single best value property in Schedule 1. Two floors, 10 employee slots, 2 loading bays. This is where automation becomes real.

Setup: Ground floor for shelf storage and mixing stations (4+ stations). Upper floor for packing and loading bay. 3 Chemists + 4 Handlers + 2 Packers + 1 Botanist for a balanced setup.

Why it beats the Warehouse: $25K vs $50K. The Barn's 2-floor design actually works better for vertical chains than the Warehouse's sprawling single floor. Route distances are shorter, meaning fewer Handlers get stuck.

Upgrade trigger: Only move to the Warehouse when you need to run Cocaine 8-mix or similar complex recipes that require 8+ Mixing Stations.

Docks Warehouse ($50,000) - Endgame Production

Unlocked at Hoodlum V rank. Accessible 6PM-6AM only. 12 employee slots make this the largest pre-Manor property. Best for Cocaine 8-mix and Meth 8-mix production lines.

Setup: 6 shelves (east wall), 8 Mixing Stations in two 4-station chains, 4 Handlers, 2 Packers. Daily gross of $70K+ is achievable.

Caveat: The Warehouse's loading bay is far from the mixing area, requiring extra Handlers on route duty. Budget for 4 Handlers minimum.

Hyland Manor ($250,000) - Endgame Only

The Manor requires completing the "Finishing the Job" quest before it becomes available at Ray's Realty. 16 employee slots, 3 loading bays. Can fit the full Cocaine 9-mix production line.

When to buy: Only at Kingpin rank when you have $250K liquid AND your Warehouse is running at full capacity. The Manor is a flex purchase, not a practical necessity - most players never need this much space.

ROI reality: At $250K purchase price + $50K equipment + $1,200/day wages, you need 500+ Cocaine 9-mix units to break even. If you are not producing at that scale, stay in the Warehouse.

The single biggest mistake new players make is buying the Barn too early. You need $25K cash PLUS $5K for equipment PLUS ongoing ingredient costs. If buying the Barn leaves you with under $5K liquid cash, wait one more day of production.
